A handyman estimate is usually written from a text message and a couple of photographs. Nobody has stood in the room, nobody has taken the trim off, and the list is somebody else's description of what they think is wrong. That is fine — it is how this trade works — but it means the price is against a list rather than against a job, and the estimate has to say what happens when the third item on the list turns out to be a plumbing repair with a wall in front of it.

What this estimate commits you to

How long it stands
Fourteen days. What is being held is a half-day slot in next week's schedule, and it cannot be held longer than that without emptying the calendar.
What it does not cover
Anything requiring a licensed trade or a permit — panel work, gas lines, structural alterations — and the second visit if a part has to be ordered rather than carried on the van.
What would change the price
What is behind the item on the list. A shut-off valve that will not close, a door frame out of square rather than a hinge out of adjustment, and anchors that will not hold in what they are being driven into: each turns a listed task into a small job of its own.
How the client accepts it
Reply to this estimate to confirm the date and the list as numbered; anything added on the day is priced at the hourly rate above and agreed before it is started.

What to put on a handyman estimate

  • The task list itself, numbered, because the price is against those items and nothing else
  • How time is sold — by the hour, the half day or the day — and the minimum that applies
  • Materials: what you carry on the van at a stated markup, and what the client buys themselves
  • The trip charge, and whether it is waived once the work goes ahead
  • Which items are priced firm and which are best-guess until you see them
  • That anything discovered needing a licensed trade is stopped, reported and not attempted

Questions

How do I estimate a job list I have only seen in photographs?

Price the items you can see fully, mark the rest as time-and-materials with a rate, and say which is which on the document. A single lump sum for a list of eight unseen tasks is either padded enough to lose the job or thin enough to lose the day.

Should a handyman estimate include a minimum charge?

Yes, and put it where it will be read. A two-hour minimum is the honest price of driving across town for a task that takes twenty minutes, and stating it up front converts far better than discovering it on the invoice.

What happens when a small job turns out to need a licensed trade?

You stop, you say so, and you charge for the time it took to find out. Write that rule on the estimate: it protects the client from an unlicensed repair and protects you from having quoted a door adjustment that is actually a framing job.
