Nobody has seen the roof you are pricing. You have measured it from the ground, from the drive-through photographs or from a satellite report, and everything that matters — how many layers are up there, whether the deck is sound, what the flashing looks like under the shingle — is under a covering nobody will lift until the crew arrives. A roofing estimate is honest about that gap: it prices what can be measured, carries an allowance for what cannot, and names the moment the number stops being a guess.

What this estimate commits you to
- How long it stands
- Thirty days. Shingle and underlayment are held at the supply house's price for the week, and a manufacturer's mid-season increase lands with about a fortnight's notice.
- What it does not cover
- Everything under the shingles. Decking beyond the allowance, rafters, fascia and any rot found once the covering is off are priced when they are exposed, as is gutter replacement and interior repair to ceilings already stained.
- What would change the price
- A second or third layer of old covering found at tear-off, decking replaced past the ten sheets allowed for, and chimney or skylight flashing that turns out to be rusted through rather than resealable.
- How the client accepts it
- Sign the estimate and pay the deposit that holds a week in the crew schedule; the dumpster and the material drop are booked against that date, and a date moved after the drop carries the redelivery.

What to put on a roofing estimate
- The measured area in squares, with the pitch and the number of storeys the labour rate assumes
- Tear-off priced for the layers you expect, and the rate per square for a second layer if one appears
- A decking allowance shown as an allowance — a sheet count you expect, at a stated rate per sheet
- Underlayment, ice-and-water barrier and drip edge as their own lines, since a cheaper bid usually differs here
- The manufacturer's system being installed, because a warranty follows the system rather than the shingle
- How long the material price is held, and who carries a supplier's increase if the job slips a season
Questions
How do I estimate decking I cannot see?
As an allowance, not as a promise. Put a sheet count on the estimate at a stated rate per sheet, say plainly that it is billed by what is actually replaced, and photograph the deck before the new covering goes on. A homeowner who was told the number could move accepts it; one who reads it first on the invoice does not.
Should a roofing estimate assume one layer or two?
State which you assumed. Layer count changes tear-off labour and disposal tonnage together, and it is the single most common reason two bids on the same roof are hundreds of dollars apart.
How long should a roofing estimate stand?
Long enough for a homeowner to get a second bid and no longer than your supply house holds a price — thirty days is the usual compromise. Asphalt has had mid-season increases announced with a fortnight's notice, and an estimate with no expiry is one you will be asked to honour a year later.
