Most of a plumbing job is somewhere you cannot look. The line runs under a slab, inside a stud bay or below a finished floor, and the difference between a two-hour repair and a two-day one is a joint nobody has seen. So a plumbing estimate prices the work it can describe, states what it assumes about the part it cannot, and says who pays for opening the building up and closing it again.

What this estimate commits you to

How long it stands
Fourteen days on the labour, and on fixtures only until the supply house updates its list — copper and brass follow the metals market week by week.
What it does not cover
Opening the building and closing it again. Drywall cuts, tile removal, slab breaking, landscaping and lawn restoration are not included, and no finish is made good under this price.
What would change the price
What the line turns out to be: a collapsed section beyond the camera's reach, cast iron scaled rather than clear, a depth greater than the locate suggested, and rock or an unmarked utility in the trench.
How the client accepts it
Approve by signing and we book a two-hour arrival window; the diagnostic already paid comes off the first invoice if the work goes ahead, and the permit is applied for the same day.

What to put on a plumbing estimate

  • The fixture or run being replaced, by size and material, and what it is being replaced with
  • Labour stated as a rate and an expected duration, so a longer job reads as more hours rather than a different price
  • Whether a camera inspection has been done, and what it could and could not see
  • Access: which walls, ceilings or slab have to be opened, and that nothing is patched or refinished under this price
  • Code upgrades the permit inspection will require — expansion tank, pan, backflow device, shut-off valves
  • Whether the diagnostic or call-out fee already paid comes off the work if it goes ahead

Questions

How do I price a drain problem I have not scoped?

Price the scoping. A camera inspection is a line of its own with its own price, and the repair is estimated after it — a number given before anyone has looked down the line is a number you will either lose money on or have to raise.

Should the estimate include patching drywall and tile?

Say explicitly that it does not, and say it before the wall is open rather than after. Cutting access is plumbing; making the room look untouched is a finish trade, and a homeowner who assumed the price included it will hear the difference as a surprise charge.

What do I put on the estimate about a slab leak?

The two routes and their prices. A slab leak is either repaired at the point of failure or the run is abandoned and re-routed overhead, and which one is right is decided once the leak is located — so an estimate that names only one of them is missing half the job.
