What to put on a roofing invoice

  • The roof area in squares, and the material by name and colour
  • Tear-off and disposal as their own lines — dumpster costs are real and invisible otherwise
  • Decking replacement by the sheet, since it is the classic post-tear-off addition
  • Flashing, vents and any penetration work itemised
  • The warranty on materials and the separate warranty on workmanship
  • Any insurance claim or adjuster reference the invoice has to be matched to

Questions

How do I bill decking found rotten after tear-off?

By the sheet, on its own line, with a note saying it was discovered after tear-off. It is the single most disputed line on a roofing invoice, and the only defence is that the invoice said what it was and when it was found.

Should disposal be a separate line?

Yes. A dumpster and its haul-away is a cost the homeowner can look up, and burying it in labour makes the labour rate look inflated rather than making the disposal look free.
