A foundation is priced from the outside: elevations shot across a floor, cracks measured, doors that no longer latch. What is actually happening is thirty feet down, in soil nobody will see until a pier is being driven through it. So the estimate prices piers by the count at a fixed price each, states the depth it assumes, and says plainly what happens when a pier keeps going past it — because the alternative is a bid that is wrong the moment the first one refuses late.

What this estimate commits you to

How long it stands
Thirty days. Pier and bracket steel is bought by the ton from the fabricator, and the price we are holding behind this one lapses on the same clock.
What it does not cover
Cosmetic repair after the lift. Drywall cracks, sticking doors, mortar joints, tile and flooring are left as the lift leaves them, and landscaping or hardscape removed for access is not replaced.
What would change the price
Refusal depth, which no survey can give you. A pier that does not reach load-bearing strata within the sections carried is driven deeper and billed by the foot, and a location that has to become an interior pier through the slab rather than an exterior one is priced as such.
How the client accepts it
Sign the estimate together with the engineer's scope it is drawn from; scheduling follows the permit where the city requires one, and the closing letter is issued to you rather than to us.

What to put on a foundation repair estimate

  • The pier count, the type — driven steel, helical, drilled concrete — and the fixed price each
  • The depth the price assumes and the rate per additional section past it
  • The engineer's role: who wrote the scope, who observes the lift and who signs the letter afterwards
  • How much lift is being attempted, stated as a goal rather than a promise of a level floor
  • Access: what has to be dug out, moved or removed to reach each pier location, and what is put back
  • The warranty — lifetime, transferable or not — and what voids it, usually drainage nobody corrected

Questions

Why does a pier price depend on depth if the count is fixed?

Because a pier is driven until it refuses on load-bearing strata, and nobody knows where that is until it stops. The count comes off the engineer's plan and is firm; the depth is soil, and it is billed by the added section at a rate the estimate names in advance.

Should the estimate promise a level floor?

No, and saying so is what protects you. The goal is maximum practical recovery — lifting a settled slab all the way often cracks finishes that have adjusted to the settlement over twenty years. Write the goal, not the guarantee, and the client is not disappointed by a successful lift.

Does foundation work need a structural engineer?

Where the city asks for one, yes, and often the estimate is worth more with one either way. An independent engineer's scope tells the homeowner the pier count came from someone with no piers to sell, which is the objection every foundation bid meets.
