What to put on a foundation repair invoice

  • Piers counted individually, by type and by depth reached
  • The engineer's involvement — the plan, the observation, the letter afterwards
  • Excavation and restoration of landscaping or concrete disturbed
  • Lift achieved, where lifting rather than stabilising was the goal
  • Interior work — drywall, doors — if it was included, and clearly if it was not
  • The warranty term and whether it transfers to a future owner

Questions

Why does the warranty need to say whether it transfers?

Because that is most of its value. A foundation repair with a transferable warranty is a selling point at closing; the same repair with a warranty tied to the current owner is a disclosure. Buyers' agents ask, and the invoice is where the answer has to be.

Should the engineer be named?

Yes. A repair designed and observed by a licensed engineer, with a letter afterwards, is a different product from one designed by the contractor doing it — and the letter is what a lender or a buyer eventually wants to see.

Is interior repair included?

State it either way. Lifting a foundation cracks drywall and sticks doors, and the customer who assumed that came with the job is the one who is unhappy at the end of an otherwise successful repair.
