A pool renovation is priced with the pool full. The plaster is under a metre of water, the tile line is under scale, the shell is under the plaster and the plumbing is under the deck — and the estimate has to be written anyway, because nobody drains a pool to get a bid. So the document names what it assumes about the shell, prices chip-out and bond coat by the square foot rather than as a lump, and says what a leak found in the return line does to the schedule as well as to the price.

What this estimate commits you to

How long it stands
Thirty days, and not across a season change — a spring renovation slot booked in autumn is re-priced, because the crews for it are committed months out.
What it does not cover
Deck repair and resurfacing, fencing brought up to the current barrier code, the electrical sub-panel and bonding, gas supply to a heater, and the water to refill the pool.
What would change the price
What is under the plaster and the tile. A shell that delaminates and needs a full chip rather than a partial, a bond beam found cracked once the tile is off, rebar showing through, and a leak that detection traces to a line under the deck rather than to a fitting.
How the client accepts it
Sign and pay the deposit that reserves a drain date; the pool is drained only once the finish crew is confirmed, because a shell left empty in this climate is a risk we do not take on your behalf.

What to put on a pool service estimate

  • The interior finish being removed and the one going back, by product and square footage
  • Chip-out priced by the square foot, with whether a full chip or a partial is assumed
  • Waterline tile and coping by the linear foot, since a broken bond beam is found there first
  • Leak detection as its own service with its own price, done before the repair is estimated
  • Equipment by model — pump, filter, heater, automation — and whether the existing plumbing fits it
  • Start-up: the brushing schedule, the chemical programme and who is responsible for the first 28 days

Questions

Can I price a resurface without draining the pool?

You can price the finish and the labour; you cannot price the shell. Write the estimate against a normal chip-out and say what a delaminated or rebar-stained shell adds per square foot, because that is exactly what turns up on a pool old enough to need replastering.

Where does the water bill sit on a pool estimate?

Wherever you say, and it is worth thousands of gallons of goodwill to say. Refilling a mid-size pool is a real cost on a metered supply, and a homeowner who assumed it was included will remember it longer than the finish.

Should leak detection be included in a repair estimate?

No — price it separately and first. A leak can be a fitting, a light niche, a skimmer throat or a line under a deck, and those four repairs are an order of magnitude apart. An estimate written before detection is a guess at which of them it is.
