What to put on a home inspection invoice
- The property address and the date inspected
- The base inspection fee and the square footage band it reflects
- Ancillary tests as separate lines: radon, sewer scope, mould, termite
- Lab fees passed through where a third party analyses a sample
- When and how the report is delivered, since the contingency clock is running
- Your inspector licence number
Questions
Why price by square footage?
Because time on site scales with it, and a flat fee either overcharges small homes or loses money on large ones. Stating the band on the invoice makes the price look considered rather than arbitrary.
Should lab fees be marked up?
Pass them through at cost and charge separately for your sampling time if you need to. A marked-up lab fee is easy for a buyer to check and hard to explain.
