An architect quotes a fee, not a building — and the fee is fixed because the phases are defined and the deliverables at the end of each one are listed. That is the whole discipline of the document: schematic design produces these drawings, design development produces those, and the client's approval closes the phase. Everything the practice cannot control — engineers, permit fees, surveys — is named as somebody else's cost, and a change after sign-off has an hourly rate waiting for it.

What this quote commits you to

How long it stands
60 days, since a fee built on a defined scope should outlast the client's own approval cycle rather than expire inside it.

Structural, MEP and civil engineering by consultants, permit and agency review fees, land surveys, and renderings beyond the two included.

What to put on an architecture quote

  • The phases by name, with the fee against each rather than one number for all of them
  • Deliverables listed per phase — drawing sets, models, renderings, by count
  • The number of client review meetings included in each phase
  • Consultants excluded by discipline: structural, MEP, civil, landscape
  • Permit expediting and agency fees, stated as reimbursable or excluded
  • The hourly rates by grade that additional services will be charged at
  • Whether construction administration is included, and how many site visits it carries

Questions

Should an architect quote a percentage of construction cost or a fixed fee?

For a defined scope, a fixed fee per phase is the more honest document — a percentage floats on a number nobody knows yet and rewards a more expensive building. If you do use a percentage, say what construction cost it is calculated against and when it is recalculated.

What closes a phase?

The client's written approval of the deliverables listed for it. Without that line, design development becomes a place where schematic decisions get reopened for free, which is where practices lose fees they had properly quoted.

How should changes after sign-off be handled?

As additional services at the hourly rates on the quote. The rate table is what turns 'can we look at moving the stair' from an awkward negotiation into an administrative one.

Does this work for a consulting engineer's fee quote?

Yes — structural, civil and MEP fees have the same shape: phases, deliverables per phase, and additional services at named hourly rates. Two things invert. The exclusions run the other way, because the engineer excludes the architectural scope and the other disciplines rather than the engineering; and the stamped calculation is what the engineer is selling, so it belongs in the deliverables list rather than in the exclusions, with the code edition the calculations are performed to named beside it.

What is the difference between a quote and an estimate?

A quote is a fixed price you are offering to hold, and it is binding on you once the client accepts it. An estimate is your best projection of the cost and can move if the job does. If the scope is not settled yet, send an estimate instead.

Is a quote legally binding?

Once a client accepts it within the period it stands, a quote generally forms a contract at that price — the details depend on your jurisdiction and on what the document itself says. That is why the price, the scope and the exclusions all belong in writing, and why the document prints the date the offer expires.

How long should a quote be valid until?

Thirty days is the common default, and two weeks is sensible when materials prices are moving. Whatever you choose, state it on the quote: an offer with no expiry is an offer you have made for ever.

Can I raise the price after the client accepts?

Not unilaterally, which is the point of quoting rather than estimating. What you can do is price the variations the client asks for afterwards, provided the quote said what was and was not included.

Do I need to create an account?
