A cleaning price is a walkthrough turned into hours: square footage, fixture count, floor types and how often each area is touched. All of it is measurable before the first shift, which is why janitorial work quotes rather than estimates. The document's job is to make the scope legible — what gets done nightly, what weekly, what monthly — because a cleaning complaint is almost always a disagreement about frequency rather than about quality.

- How long it stands
- 30 days, priced from the walkthrough on the square footage and fixture count recorded that day.
- What it does not cover
- The consumable supplies themselves — paper, soap and liners, which you purchase — exterior windows above ground level, and post-construction debris.
- What would change the price
- A change of frequency, an area added to the scope, or a shift moved outside the hours the crew rate is built on.
- How the client accepts it
- Sign the service agreement; the first clean is scheduled within a week of keys and alarm codes being issued.

What to put on a cleaning services quote
- Areas listed with the square footage and floor type of each
- Task frequency per area: nightly, weekly, monthly, quarterly
- Restroom fixture count, which is what actually drives the labour
- Crew size and shift hours the price is built on
- Consumables — paper, liners, soap — supplied by you or by the client
- Periodic work quoted separately: strip and wax, carpet extraction, windows
- Access arrangements, alarm codes and who holds the keys
Questions
Should a cleaning quote show the hours?
Showing crew size and shift length makes an otherwise opaque number checkable, and it protects you when a client compares against a bid that quietly assumes half the labour. The hours are also the honest basis for any later change of scope.
How should periodic work be handled?
As separate priced lines with their own frequency, never folded into the monthly rate. Strip and wax twice a year inside a monthly fee is invisible to the client, so they will believe it costs nothing and ask for it quarterly.
Who supplies the consumables?
Whichever you agree, but write it down. Paper and liners are a genuine monthly cost that scales with occupancy, and a contract that is silent about them is a contract with an unpriced variable in it.
