What to put on a land surveying invoice
- The survey type by name, and the purpose it was performed for
- The property, by address and by parcel or tax identification number
- Records research, which happens before anyone goes to the field
- Field crew time, and the number of people in the crew
- Monuments set or recovered, counted
- The plat or map delivered, and whether it was recorded
Questions
Why does the survey type belong on the invoice?
Because it defines what the client can use it for. A mortgage inspection is not a boundary survey and will not support a fence, a permit or a dispute, and the invoice is where that distinction survives after the conversation is forgotten.
Should records research be billed separately?
It is real work done before the crew leaves the office — deeds, prior surveys, plats, easements — and on a complicated parcel it is the larger half of the job. Clients who see only field time assume they paid for a morning with a tripod.
Why count monuments?
Because setting them is what makes the boundary findable afterwards, and because they carry cost and liability. A client who wants corners marked is buying something different from a client who wants a drawing.
