What to put on a demolition invoice

  • The structure and its approximate size, since disposal scales with it
  • Utility disconnects, each named, because they must precede the work and are scheduled by others
  • Permits and any required notification, at cost
  • Hazardous material survey and abatement, which is separate work by separate licence
  • Disposal counted by the load or by the ton, with where it went
  • Salvage credited back, where materials were recovered and sold

Questions

Why are disconnects billed separately?

Because they are scheduled by utilities on their own timetable and they gate the whole job. Showing them separately explains why a demolition quoted in March started in May, and it makes clear the delay was not idle time you charged for.

Should a hazardous material survey be on the invoice?

Yes, and separately from any abatement it triggered. Pre-demolition surveys are required for most structures of any age, and abatement is licensed work with its own paperwork that the customer may need to produce later.

How do salvage credits work?

Show them as their own line reducing the total rather than quietly lowering the demolition price. A customer who sees the credit understands what recovering the timber or the fixtures was worth, and it makes the disposal figure beside it legible.
