Fencing is quoted by the linear foot and built against whatever is in the ground. Rock, roots, a slope and a corner that turns out not to be square are all things the quote could not know and the invoice has to explain — and gates, which cost several times a foot of fence, belong on lines of their own rather than inside the run.

Property line
The fence was set to the line identified by the homeowner and to the pins located on the north-east corner. Eleven holes on the east run hit caliche and were drilled rather than augered. Boundary confirmation with the adjoining owner is the homeowner's responsibility.

What to put on a fencing invoice

  • Linear feet installed, by fence type and height
  • Gates counted individually, with width and hardware, since they are not fence by the foot
  • Corner, end and line posts where you price them apart from the run
  • Difficult ground — rock, roots, slope — as its own line with the footage affected
  • Removal and disposal of the old fence
  • Permits, and any HOA or setback approval the job depended on

Questions

Why price gates separately?

Because a gate is hardware, framing and adjustment, and it costs several times what the same width of fence does. Buried in a per-foot price it makes the fence look expensive and makes a customer wanting a second gate believe it should be nearly free.

How do I bill unexpected rock?

As a named line with the footage it affected. Digging posts in rock can double the labour on that stretch, and a customer who was quoted flat ground accepts the charge far more readily when the invoice says which stretch and why.

Who is responsible for the property line?

The owner, and the invoice should say the fence was set to the line they identified. Fence disputes with neighbours are common and expensive, and a line on the invoice is worth more than the memory of a conversation in the yard.
