A fence is a length, a height and a post count — all of them known from a walk of the line with a wheel — so the price can be fixed before anyone digs. Two things routinely break it, and neither is a mystery: what is under the post holes, and where the boundary actually runs. A fencing quote that names both is a fixed price that survives contact with the yard.

- Survey and boundary staking, permits and HOA approvals, tree or root removal, and repair to irrigation lines that were not marked.

- Rock or buried concrete in a post hole, charged per hole, and a grade change that turns a racked run into a stepped one.

What to put on a fencing quote
- Linear feet by style and height, with post spacing stated
- Post material and set depth, and whether they are concreted
- Gates counted individually, with width, hardware and swing direction
- Grade: whether the run is racked to follow the ground or stepped
- Removal and disposal of the existing fence, if there is one
- Utility locate scheduled before digging, and who calls it in
- The boundary line the price is built on, and who is responsible for marking it
Questions
Who is responsible for the property line?
The homeowner, and the quote should say so outright. A fence company builds to the line it is shown; a fence built eighteen inches over is a survey dispute and a rebuild, and the sentence that prevents it costs nothing to write.
How should rock in a post hole be handled?
As a named per-hole rate on the quote. Every fencer hits it eventually, and a client who has read the rate in advance treats it as a condition of the ground rather than as an invoice that grew.
Does a sloped yard cost more?
It changes the method, which is where the cost is. Racking follows the grade and stepping keeps panels level with gaps underneath, and they take different pickets and different hours — so say which one the price assumes.

What is the difference between a quote and an estimate?
A quote is a fixed price you are offering to hold, and it is binding on you once the client accepts it. An estimate is your best projection of the cost and can move if the job does. If the scope is not settled yet, send an estimate instead.
Is a quote legally binding?
Once a client accepts it within the period it stands, a quote generally forms a contract at that price — the details depend on your jurisdiction and on what the document itself says. That is why the price, the scope and the exclusions all belong in writing, and why the document prints the date the offer expires.
How long should a quote be valid until?
Thirty days is the common default, and two weeks is sensible when materials prices are moving. Whatever you choose, state it on the quote: an offer with no expiry is an offer you have made for ever.
Can I raise the price after the client accepts?
Not unilaterally, which is the point of quoting rather than estimating. What you can do is price the variations the client asks for afterwards, provided the quote said what was and was not included.
Do I need to create an account?

Can the client accept the quote online?
Not from a downloaded PDF. Saving the quote to an account gives it a link the client opens and answers on, and the acceptance is recorded against the document rather than living in an email thread.
