A tiler can bind to a price because the area is measurable and the pattern is chosen in advance — and both of those matter, because a herringbone in a large-format porcelain is not the same day's work as a straight lay in a 12-inch square. The document that fixes a tile price has to fix the layout too. Show the pattern, the tile lot and the setting system, and the number is standing on something.

What this quote commits you to
- How long it stands
- 30 days, and only for the tile lot named on this quote — a new lot is a new dye batch and gets a new price.
- What it does not cover
- Substrate replacement, plumbing trim-out, shower glass and doors, and grout sealing after handover.
- What would change the price
- A floor that fails the flatness check under a ten-foot straightedge and has to be self-levelled before large-format tile can go down.
- How the client accepts it
- Sign the quote and approve the layout drawing showing where the cut tiles fall; the layout is priced, not just the square footage.

What to put on a tiling quote
- The tile by name, size and lot, with the waste percentage the count includes
- The layout pattern, and a drawing showing where the cut tiles land
- Setting materials by system: thinset type, uncoupling membrane, backer board
- Waterproofing to a named standard where there is a shower pan involved
- Trim, edge profiles and transitions, itemised — they are half the finish
- Grout type and colour, and whether sealing is included or excluded
- The floor flatness the price assumes, and what self-levelling would cost if it is not met
Questions
Why does the layout change the price?
Because it changes the cuts. A diagonal or a herringbone throws away more tile and takes more hours per square foot than a straight lay, so a quote that prices area without naming the pattern is priced for whichever pattern the tiler was imagining.
Should the tile itself be in the quote?
Either way works, but say which. If the client is supplying, put the waste allowance and the lot requirement in writing — a job stopped halfway because there is no more tile in that dye lot is expensive for everyone.
What is the flatness clause for?
Large-format tile will lippage on a floor that a mosaic would have hidden. Stating the tolerance under a ten-foot straightedge tells the client why self-levelling might be needed, before the compound is on the invoice as a surprise.
